KEY PROGRAM COMPONENTS
  1. CLIENT CONSULTATION

  2. Our experience can effectively help clients to determine their specific needs and desires in terms of lifestyles, home layout and design. We will perform a general financial review to help the client to ascertain the available budget.
  3. SITE SELECTION

  4. We will aggressively pursue appropriate locations based on specific client requirements. We will perform an in-depth evaluation of the property in terms of parameters, location, budget and topography.
  5. SITE ACQUISITION

  6. We work actively with each client to negotiate favorable price and terms.
  7. DESIGN PROCESS

  8. One of the more difficult tasks for an architect or home designer is to design a project that stays within the client's budget. Utilizing our successful experience and knowledge of current market costs, we are able to significantly contribute and help guide the design process toward meeting specific client requirements and budget constraints.
  9. POINT SYSTEM

  10. We have developed a unique system that allows the client to make design decisions (windows, doors, textures, fixtures, carpet etc.) prior to building. Our staff summarizes options in report format and assigns a point value to each item. Based on the budget available, the client is given a total number of points (dollars) to spend. The client can allocate these points, as desired so long as they do not exceed the amount allotted. This effectively eliminates cost overruns and maximizes client satisfaction.
  11. FINANCING

  12. The construction loan process differs significantly from ordinary home mortgage lending and has some special, complex requirements. We will assist you through the lending process -- with loan applications, strategy, appraisals and disbursement plans.
  13. PERMIT PROCESS

  14. We will be responsible for obtaining all of the necessary authorizations for the building process, including the initial approvals and the final inspections.
  15. SUBCONTRACT LABOR

  16. We have modeled our business after successful production home builders and subcontract nearly 100% of the process out to the highly skilled, technically sound professionals. We can exert complete control over the quality and schedule of a project through a contract relationship because we require them to have individual insurance policies and built-in performance clauses that protect the client in terms of quality of materials and schedules.
  17. CONSTRUCTION PLAN

  18. We create, document and manage the entire project for the client. We hire professional subcontractors and are the central point of contact for all aspects of the process. After negotiating optimum terms, we create a master schedule detailing the entire process from beginning to end and make it available to our clients.
  19. PROJECT MANAGEMENT

  20. We take responsibility for the entire process and keep the clients informed at all stages of the build-out. In addition to giving them a master schedule, we submit a weekly, written progress report to keep them informed of the program.
  21. PROJECT COMPLETION

  22. No project is complete until every detail, including an extensive interior and exterior clean-up is performed. We also conduct a final walk through to make certain the client is completely satisfied. We will explain our home warranty program and provide an overview of our landscaping and interior design services.
